Who we are and what you're agreeing to
IVRIS is operated by IVRIS, Inc., a company based in Fremont, California
("IVRIS", "we", "us"). These Terms of Service govern your use of the IVRIS website at
ivris.ai, the IVRIS web app and mobile app, the free AI staging tool, the
done-for-you services, and the public tour pages we host for you (together, the "Service").
By creating an account, buying a plan, ordering a service, or using the free staging tool,
you agree to these terms. If you're using IVRIS on behalf of a business, you're agreeing on
that business's behalf and confirming you're allowed to.
Our Privacy Policy explains what we collect and why. It's part of
this agreement.
Who can use IVRIS
You must be at least 18 years old to use the Service. IVRIS is a tool for
real-estate professionals — photographers, agents, brokerages, property managers and
owners marketing their own property. It is not intended for, or directed at, children.
What the service is
You give IVRIS a floor plan (a photo of one, a PDF, or one you draw in the app) and
ordinary phone photos of empty rooms. We use AI to read the plan, take measurements from
it, and produce:
- a cleaned-up 2D floor plan;
- a furnished 3D floor plan you can orbit and re-arrange;
- AI-staged photos — your empty rooms with furniture added digitally;
- an AR view for phones; and
- a public tour link on ivris.ai that you can share or embed.
Measurements are approximate. The tour states this, and so do we here:
floor-plan dimensions are estimates derived from the plan you supplied, typically within
about ±2%, and they are not a survey, an appraisal, or a substitute for measuring the
property. Do not rely on them for anything that needs a real measurement.
Your account
Sign-in runs on Google Firebase Authentication — you can use an email and
password or sign in with Google. Passwords are handled by Firebase; IVRIS never sees or
stores your password.
You're responsible for what happens under your account and for keeping your credentials
safe. Tell us at support@ivris.ai if you think someone
else has access. One person or business per account — don't share logins across a team you
haven't paid seats for.
Plans, prices and home credits
Prices are in US dollars and exclude any taxes we're required to collect.
The live prices on the pricing page and inside Stripe Checkout are
the ones that apply; if anything below ever drifts from those, the checkout price governs.

How home credits work
- Starting a new home spends one credit at the moment you start it, not
when it finishes. Deleting a home afterwards does not give the credit back.
- Monthly credits expire at the end of the month they were granted in.
They do not roll over and they are not refundable as cash. Three homes on Starter means
three homes that month.
- Annual billing, where offered, grants the whole year's homes up front — twelve times the
monthly number — as one pool for that year, rather than resetting monthly.
- The Single-use purchase is a one-time credit for one home. It doesn't renew.
- Need more than your plan allows in a given month? Upgrade, or buy a Single-use credit.
Done-for-you services
Two paid services are sold directly, without an account and without touching plan credits:
- Remote Finalize — $175 per listing. You send a dimensioned floor plan
and empty-room photos (two per room, from opposite angles); we build the full deliverable
and turn it around within 24 hours of a complete order. "Complete" means
we have everything we need — the clock starts when the last usable asset arrives, and we'll
tell you promptly if something is missing or unusable. Available anywhere.
- Full Capture — $350 per listing. We come to the property and capture it
on-site, then hand back the finished link. Service area: the Bay Area through
Sacramento only (ZIP codes beginning 94 or 95, subject to the check on the order
form). Flat price — no furniture rental and no removal fees, because nothing physical is
ever delivered to the property.
These are one-time purchases per listing. Scheduling for Full Capture depends on access to
the property and on both sides agreeing a time; we'll tell you if we can't make a date work.
Billing and renewal
All payments run through Stripe. Card details are entered into Stripe's
own checkout and go to Stripe directly — IVRIS never receives, sees or stores your
card number. We store only what Stripe hands back: a customer reference, your plan
and its status.
- Subscriptions renew automatically at the interval you chose (monthly or
annual) at the then-current price, until you cancel.
- You authorise us, through Stripe, to charge your payment method for each renewal.
- If a payment fails, Stripe will retry. While a payment is outstanding we may keep your
plan active for a short grace period, and we may suspend new uploads if it isn't resolved.
- Manage your card, switch plans or cancel any time from the Stripe customer
portal, reachable from your dashboard.
- We'll give you notice before a price increase takes effect on your plan.
Cancellation and refunds
You can cancel at any time. Cancelling stops future renewals. Your plan
stays active for the remainder of the period you've already paid for, and then simply stops
renewing — we don't pro-rate or refund the unused part of a period.
What switches off when you're no longer subscribed: new uploads, new AI staging, buyer
analytics and furniture-commission accrual. What does not switch off: your published
tours. See the next section.
Refunds
- Subscription fees and the one-time Single-use purchase are non-refundable
once the billing period has started or the credit has been used, except where the law says
otherwise or where we've told you otherwise in writing.
- Remote Finalize is guaranteed. If the deliverable doesn't match what's
described for that service, tell us and we'll rework it; if we still can't get it right,
we'll refund that order. Email support@ivris.ai.
- If we can't perform a Full Capture you've paid for — the property is
outside our service area, we can't get access, or we cancel — you get a full refund of
that order.
- Charged for something you never bought? Write to us. We'd rather fix it than argue.
"Hosted forever" — and its honest limits
We say on our marketing pages that published means hosted forever, full stop,
and we mean it: IVRIS will not take your delivered work offline because you stopped
paying us. Cancel, lapse, disappear for two years — the tours you published stay at
their links, viewable by anyone you gave the link to, at no further cost.
Here is what that promise honestly cannot cover, so you're not surprised later:
- You can still delete your own work. Deleting a home from your dashboard
is permanent and immediate — it removes the project and its assets, and the public link
stops working. That's you exercising control, not us withdrawing hosting. There is no undo.
- Unlawful or infringing content comes down. If content violates
§13 (Acceptable use), infringes someone's rights, or we're legally required to remove it,
we will — with notice to you where we're permitted to give it.
- "Forever" means for as long as IVRIS operates. No company can promise
to outlive itself. If IVRIS ever winds down or discontinues the tour product, we commit to
giving you at least 90 days' written notice to the email on your account
and a way to download your delivered assets before anything goes dark.
- Links may move. We may change URL structure, page design or the viewer
itself over time. We'll keep old links working by redirect where that's practical, but
the tour you see in five years won't be pixel-identical to today's.
- No uptime guarantee. Hosting is provided as-is. Outages, maintenance
and third-party failures happen; "forever" is a promise about intent and permanence, not
a service-level agreement.
Your content and who owns it
You keep ownership of everything you upload — your floor plans, your
photos, your listing details. Uploading them to IVRIS transfers nothing.
You also own the deliverable we produce from them: the AI-staged photos,
the 2D plan and the furnished 3D floor plan for your home are yours to give to your client
and to use in your own marketing, subject to any agreement you already have with the listing
agent, the owner or your brokerage. That's between you and them; IVRIS isn't a party to it.
The licence you give us
To actually run the product we need your permission to handle your files. You grant IVRIS a
worldwide, non-exclusive, royalty-free licence to host, store, copy, transmit,
reformat and publicly display your uploaded content and the resulting tour —
for the purpose of providing the Service to you, including keeping your
published tour online under §9. This licence lasts as long as the content is on the Service,
and it exists so we can serve your tour to the people you send the link to. It is not a
licence to sell your work or to use it in our own advertising.
We will not use your homes in IVRIS marketing without asking you first. If
we'd like to feature one, we'll request permission, and you can say no.
What isn't yours
The furniture is ours to lend, not to give. The 3D furniture models, textures, materials and
the staging engine that places them are licensed to IVRIS from third parties or built by us.
You may use them as part of your IVRIS tour and its exported deliverables.
You may not extract, redistribute, resell or sublicense the models, textures or 3D assets on
their own, or use them outside an IVRIS deliverable.
You confirm you have the right to upload
By uploading, you confirm you have the rights and permissions needed for that content —
including from the photographer, the property owner and anyone whose property or likeness
appears — and that our processing and hosting of it won't infringe anyone's rights.
AI-generated imagery and your disclosure duties
Every staged image IVRIS produces is a digitally altered image. The
furniture is not real and is not included in any sale or lease. We treat all of it as
disclosable — the staged stills, the furnished 3D floor plan and the AR view alike.
IVRIS does not claim, and you should not assume, that any of it is exempt from any
disclosure rule.
What we do
- We apply a "Virtually Staged" label to staged photos at publish time,
composited onto the image so that where it is applied the disclosure travels with the
file. Image processing can fail, so we don't promise the label is present in every file in
every circumstance — which is why the tour itself always says it too.
- Every public tour page carries the disclosure — a plain statement that
select images are virtually staged, that furniture is digitally added and is not included
in the sale, and that dimensions are approximate — and any staged image the viewer can't
confirm was labelled is shown with a visible "Virtually Staged" marker on the page.
- Every staged room ships with its unstaged original, one tap away in the
tour.
What is yours
Disclosure compliance is your responsibility. You know your market, your
brokerage and your MLS; we don't, and we are not a party to your MLS agreement or your
licensing obligations. This includes, without limitation, California's AB 723 (in force since
January 1, 2026) on disclosure of digitally altered images of real property, your MLS's own
virtual-staging rules, NAR and state-licensing advertising rules, and any equivalent rules
wherever you operate. You agree not to use IVRIS output to misrepresent a property — for
example, to conceal a defect, imply a fixture or feature that isn't there, or suggest
furniture conveys with the sale.
Nothing on this page or anywhere on ivris.ai is legal advice. If you're
unsure what to disclose, ask your broker, your MLS or your own attorney.
How the AI works, briefly
Your plans and photos are processed by Google's Gemini API. AI output is
probabilistic: rooms can be misread, furniture can land oddly, and generated imagery can
contain artefacts. Review every deliverable before you publish or hand it to a client. You,
not IVRIS, decide what goes out under your name.
Shoppable furniture and commission
Furniture in a tour is tappable. Tapping a piece opens the IVRIS furniture store
(shop.ivris.ai) over the tour and shows similar products —
not necessarily the exact model rendered in the scene. Anything a buyer purchases there is a
separate transaction governed by that store's own terms and policies, not these ones.
Subscription plans advertise a furniture commission (3% on Starter, 4% on Pro, 5% on
Studio) on furniture sold through your staged listings. That is a program benefit of the
plan, and it is a share of qualifying net furniture revenue attributable to your
listings as recorded by IVRIS. We will publish the calculation, qualification rules
and payment method before any commission becomes payable to you. Until then:
- Nothing on our pricing page is a guarantee that any particular amount will be earned.
- Commission accrues only while your subscription is active.
- Returns, refunds, cancellations, taxes, shipping and chargebacks are excluded, and any
commission already credited on a reversed order may be reversed.
Acceptable use
Don't use IVRIS to:
- upload content you don't have the rights to, or that infringes anyone's copyright,
trademark, privacy or publicity rights;
- market a property you have no authorisation to market;
- misrepresent a property, including hiding a defect behind staging;
- upload unlawful, harassing, hateful or sexually explicit material, or anything that
identifies a person without their consent;
- break any law, MLS rule, brokerage policy or real-estate advertising regulation that
applies to you;
- resell, white-label or provide the Service to third parties as your own product without a
written agreement with us;
- scrape, crawl, reverse-engineer, decompile or attempt to extract our 3D assets, models,
catalog or source code;
- probe or interfere with the Service's security, hammer our APIs, or evade rate limits,
quotas or the free-tier caps;
- use automated means to create accounts or claim free credits repeatedly.
Our intellectual property
The IVRIS name, logo, the Service, the software, the staging and measurement engine, the
3D asset catalog, the viewer and everything we've built are owned by IVRIS, Inc. or our
licensors, and are protected by intellectual-property law. These terms grant you a limited,
revocable, non-transferable right to use the Service — not ownership of any of it.
If you send us feedback or suggestions, we're free to use them without owing you anything.
Third-party services
The Service runs on infrastructure we don't own, and parts of it depend on companies we
don't control — including Stripe (payments), Google Firebase (sign-in, file storage,
database), Google's Gemini API (AI processing), Render (hosting) and Shopify (the furniture
store). Their availability and their terms affect the Service. We choose them carefully but
we aren't responsible for their acts or outages. The Privacy Policy
names them and explains what each one receives.
Suspension and termination by us
We may suspend or terminate your access if you materially breach these terms — most often
§13 — if your payment fails and isn't fixed, or if we're required to by law. Where the
situation allows it, we'll tell you what's wrong and give you a chance to fix it first.
If we terminate your account for breach, §9 still applies to lawfully published tours: we
don't hold your delivered client work hostage over a billing dispute. Content that itself
breached these terms is the exception and may be removed.
Disclaimers
The service is provided "as is" and "as available", without warranties of
any kind, express or implied, including any implied warranties of merchantability, fitness for
a particular purpose, title and non-infringement. IVRIS does not warrant that the service will
be uninterrupted, error-free or secure, that AI output will be accurate or fit for your
purpose, or that measurements, dimensions or generated imagery will be free of error.
Plainly: we are a marketing tool. We are not a surveyor, appraiser, inspector, broker or
lawyer, and nothing IVRIS produces is a survey, appraisal, inspection, valuation or legal
advice. Some jurisdictions don't allow certain warranty exclusions, so parts of this section
may not apply to you.
Limitation of liability
To the maximum extent permitted by law, IVRIS and its officers, employees
and suppliers will not be liable for any indirect, incidental, special, consequential, punitive
or exemplary damages, or for lost profits, lost revenue, lost sales, lost data or loss of
goodwill, arising out of or relating to the service, however caused and on any theory of
liability.
IVRIS's total aggregate liability for all claims relating to the service
in any twelve-month period will not exceed the greater of (a) the total amount you paid IVRIS
in the twelve months before the event giving rise to the claim, or (b) one hundred US dollars
($100).
Some jurisdictions don't allow these limits, and nothing here limits liability that can't be
limited by law — including for fraud, or death or personal injury caused by negligence.
Indemnity
You'll defend and indemnify IVRIS against third-party claims arising from your content, your
use of the Service, your breach of these terms, or your failure to make a disclosure required
of you under §11 — including claims by property owners, buyers, tenants, brokerages, MLSs or
regulators. We'll tell you promptly about any such claim and let you control the defence, and
we won't settle it without your agreement.
Changes to the service and these terms
We improve the Service constantly, and features may be added, changed or retired. We may
update these terms too; when we do, we'll change the "last updated" date at the top and, for
material changes, tell you by email or in the app before they take effect. Continuing to use
IVRIS after that means you accept the new version. If you don't, cancel — and §9 still keeps
your published tours online.
Governing law and where disputes go
These terms are governed by the laws of the State of California, without
regard to its conflict-of-laws rules. You and IVRIS agree to the exclusive jurisdiction of the
state and federal courts located in Alameda County, California, and each side
waives any objection to venue there.

Most things are faster to fix than to litigate.
If any part of these terms is held unenforceable, the rest stays in force. Our not enforcing
a provision isn't a waiver of it. These terms, plus the Privacy Policy and any order you place,
are the whole agreement between us about the Service.
